Processing Methods
Processing in Person
You may process your transaction at the land bank office in person. The office is open Monday through Friday from 9 a.m. to 4 p.m.
Processing by Simplifile
You may process your entire transaction by Simplifile. Please contact Simplifile or the land bank (508-627-7141) with questions on how to upload documents for recording.
Processing by Mail
You may process your entire transaction by mail You are encouraged to telephone the land bank (508-627-7141) in advance to be sure that you assemble and mail all of the necessary documents.
The following documents must be supplied in all cases:
- the original deed, plus one photocopy
- a completed and signed LB1 form, plus two photocopies
- a check for the Dukes County registry of deeds, for its recording fees and deed stamps (please telephone the registry in advance at 508-627-4025 to learn its fee schedule)
The following documents may also be required, depending on the transaction:
- if the transaction is not exempt: a bank check or attorney's client escrow account check in the amount of two percent of the purchase price
- if the transaction is exempt: a completed and signed LB2 form claiming exemption from the fee, plus one photocopy, plus any additional documentation to support the claim for exemption (see transfer fee regulations for details)
- if the transaction involves a corporation, partnership or trust: a completed and signed LB5 form, plus a photocopy
- a cover letter if you have specific instructions for either the land bank or the registry of deeds
When your mailing is received by the land bank it will be processed and hand-carried to the registry of deeds by the end of the next business day. You will be contacted if your mailing is incomplete.
